City of League City Code Case DS-2024-00015 concerns Wharf Marina at 793 Davis Road. The City’s detailed report identifies the case type as a dilapidated-structure matter, records the April 22, 2024 initial inspection as Non-Compliant, and lists the violation status as In Violation under the City’s dangerous-buildings-or-structures provision.
The record also notes a complaint that piers and ramps were in a dilapidated state and shows later inspection and departmental follow-up activity. This is an official municipal record, not simply a statement made in private litigation.
League City Fire Marshal inspection — February 27, 2025
The League City Fire Marshal’s annual inspection for Wharf Marina-Piers at 793 Davis Road resulted in an Overall Result: Correction Notice Issued. The report marked the emergency-operation requirement for security gates as Fail – Corrective Action Needed and stated that Click2Enter equipment still needed to be installed on two gates. The report also addressed standpipe inspection and other fire-protection items.
The inspection granted the HOA six months from February 27, 2025 to complete the gate correction and stated that the gates were to remain unlocked until compliant emergency operation was installed.
Why these records matter to the property-owner dispute
Eric Springstun has repeatedly maintained that maintenance, safety, access, and common-property conditions were central reasons he raised concerns about Association governance. These city and Fire Marshal records do not prove every allegation in every lawsuit, but they do independently document property-condition and emergency-access matters requiring municipal attention.
